Bellevue, July 16, 2024 — Patrinely, in partnership with affiliates of Dune Real Estate Partners, announces that construction has officially topped out on Four106, the 485,000-square-foot office tower in Downton Bellevue.

The 21-story office building will include approximately 485,000 rentable square feet of office space with 6,500 square feet of street-level amenitized retail. Four106 provides best-in-class office space adaptable to a wide range of uses through efficient 24,000 rentable square foot floor plates, LEED Gold designation for core and shell, and meets Wired Score Silver for optimal connectivity. The progressive tech focused building enables hands free use of entry doors and restrooms as well as destination dispatch elevators. Visitors to Four106 will encounter a welcoming atmosphere, fostered by a light-filled lobby featuring ample soft seating, and a public coffee bar. Additionally, an indoor plaza featuring a warm, textured, green wall and fireplace lounge add to the ambiance.

Amenities include a state-of-the-art fitness center with sunny west-facing views, deluxe showers with spa-like features, lockers for daily use, and secure, easily accessible bike storage available in the garage.

Four106 offers quick access to both I-405 and I-90 and underground parking equipped with EV charging stations. For those not driving themselves, Four106 will benefit from a modern, dedicated ride-share lounge with a drop-off and arrival pavilion for corporate shuttles and private rideshare services. The building offers unobstructed views of Lake Washington, the Seattle skyline and Olympic Mountains, as well as Mount Rainier. The design team includes base building architect CollinsWoerman, general contractor Mortenson Construction, and structural engineer DCI Engineers. Gensler is the interiors architect. The design team has extensive experience completing a variety of public and private projects for companies with a substantial and growing presence in the Puget Sound region.
